Homes Platinum Property Management offers a myriad of services. These include:

  1. MAINTENANCE & REPAIRS: We are have strong partnerships with qualified and insured Trades People to cover any maintenance that may be required.

  2. WATER RATES: Tenants are responsible for water usage and supply charges while Landlords are responsible for Sewerage and Socca ways/Septic Tanks.

  3. RENT PAYEMENTS: We manage rental payments. Tenants can choose from a variety of payment methods. 

  4. ARREARS: Rent arrears is checked and followed up on in the appropriate manner. Whether it is a phone call, letter, or forms, we ensure that the situation is correctly handled and the outstanding rental amount recovered.

  5. ROUTINE INSPECTIONS: Inspections are carried out regularly and a report is compiled to keep you updated. Urgent matters are reported to you immediately to ensure that we can take the necessary action.

  6. ACCOUNTS: Sit back and relax while we pay all your investment property related accounts on your behalf. Copies are sent to you at the end of the month.

  7. TENANT SELECTION: Finding the right tenant for your property is essential. We obtain information from prospective tenants by administering an application form and requesting a valid ID. This information is validated through various checks. Our tenant selection process is strict to ensure quality tenants for your final selection.

  8. ONGOING MANAGEMENT - MANAGEMENT FEE: This management fee is calculated on all monies collected on your behalf. Day to day costs, including the running of the property, tenant and landlord liaison, arranging maintenance site visits, collecting and processing rental payments, rent arrears etc is covered by the management fee.

  9. LEASE PREPARATION - LETTING FEE: This fee covers the costs of obtaining new tenants and includes: showings, initial inspection, reference checking, lodging of bond, drawing up a Residential Tenancy Agreement and any other documentation.

  10. INITIAL AND FINAL INSPECTION: We carry out an initial inspection of your property before a tenant moves in. This process involves a report pertaining to the condition of the property as well as photos that can be used to resolve any disputes. This document is used as a guide for the final inspection at the end of the tenancy (wear and tear is taken into account). We supply both “Final Inspection Guide” and “Initial Inspection” documents. A furniture inventory can also be provided on request at an additional cost.

  11. ADVERTISING: Under this service, your property is listed on the Homes Platinum website or Social Media. Our “Internet Listing Fee” covers attending to your property, taking photos and notes and creating a captivating online advertisement.

  12. END OF MONTH STATEMENTS: We know how important it is to keep you updated on your property. Our end of month statement includes: Rents collected; all outgoings (rates and maintenance, etc); management fees and; monies forwarded to your bank. At the end of the year, you will receive an extensive breakdown of all transactions for the year.
